For many people, buying a home begins with one major question: How much can I borrow? Buyers calculate the down payment, compare mortgage rates, and try to understand how much interest will affect their monthly payment. But a significant part of the Miami real estate market operates differently. Some buyers do not need a mortgage at all because they have enough available money to purchase the property with cash.
That difference is particularly important in 2026. Freddie Mac reported that the average rate for a 30-year fixed mortgage was 7.03% on September 24. When borrowing is expensive, the cost of financing can have a major effect on how much a mortgage-dependent buyer can afford. A cash buyer does not face that same monthly mortgage calculation.

Cash purchases are not unusual in South Florida. MIAMI REALTORS reported that cash represented 38.1% of Miami-Dade closed home sales in June 2026. At the luxury level, cash becomes even more important. Across South Florida, 61% of million-dollar home transactions during the first half of 2026 were all cash.
At the very top of the market, the difference is dramatic. Among South Florida transactions of $10 million or more during the first half of 2026, 88% were all cash. That helps explain why Miami's ultra-luxury real estate market can behave differently from the market experienced by buyers who depend heavily on mortgage financing.

To understand the advantage, it helps to understand how a financed purchase works. A mortgage is money borrowed to purchase real estate, and interest is the cost the borrower pays for using that money. A buyer may also include a financing contingency in the contract. Depending on the specific terms, this can protect the buyer if the required financing cannot be obtained.
Financed transactions can also involve an appraisal, which is a professional opinion of the property's value and is commonly used by lenders when evaluating a property for a mortgage. A cash buyer does not need mortgage approval to complete the purchase, which can remove some financing-related uncertainty from the transaction. This does not mean a cash offer automatically wins. A seller may still prefer another offer because it has a higher price, better timing, or more attractive contract terms.
Imagine you are selling a Miami home and receive two offers. One buyer offers $1 million in cash. Another offers slightly more money but needs mortgage approval and includes a financing contingency. Which offer would you choose?
There is no automatic answer. The higher offer may ultimately provide the seller with more money, while the cash offer may involve less uncertainty related to financing. This is why the strongest offer is not always determined by price alone. Sellers can evaluate the complete package, including price, contingencies, timing, and the buyer's ability to complete the transaction.
For buyers, this introduces an important concept: negotiating power is not only about having more money. It can also involve giving the other side greater confidence that the transaction can reach closing, the final stage when the required funds and documents are handled, and ownership can transfer.
Suppose two people want to purchase similar properties. The first needs to borrow most of the purchase price, while the second can pay entirely with cash. If mortgage rates rise, the first buyer may face a larger monthly payment and could decide to reduce the amount they are willing or able to spend. The cash buyer does not experience that same direct increase in mortgage costs.
That does not mean wealthy cash buyers are unaffected by interest rates. Money used to purchase a house could have been invested elsewhere, and changes in interest rates can influence many financial decisions. However, the difference helps explain why upper-income and cash buyers can remain active even when elevated mortgage rates create challenges for other parts of the housing market.
MIAMI REALTORS has identified upper-income buyers as an important source of demand in its South Florida housing outlook while mortgage rates remain elevated.

This creates a bigger question about real estate. Imagine two families want the same Miami home. One has enough wealth to pay cash, while the other needs a mortgage. The seller is primarily deciding which offer provides the combination of price and terms they prefer.
Would you accept a slightly lower cash offer because it removes some financing uncertainty? Would you choose the higher financed offer because you could receive more money? Or should the way a buyer pays make no difference at all?
There is another question behind this debate. When mortgage rates are high, does the housing market naturally become easier for people who already have significant wealth? Miami's cash purchase data cannot answer whether that situation is fair, but they clearly show that cash plays a major role in the market, especially at the luxury level.
