For many people, buying a home in Miami means worrying about mortgage rates, insurance, monthly payments, and whether they can afford the down payment. At the opposite end of the Miami real estate market, something very different is happening. Through August 2026, Miami-Dade recorded 194 home sales of $10 million or more, according to MIAMI REALTORS. That was already higher than the 170 recorded during all of 2025.
The number is impressive, but there is an important detail. Miami-Dade has not yet broken its annual record. That record was set in 2021, when 230 homes sold for at least $10 million. With 194 transactions already recorded through August, however, 2026 was moving toward that historic level with several months still remaining in the year.

There is no single profile of a person buying a $10 million Miami property. However, current real estate data give us some clues about where demand is coming from. South Florida continues to attract buyers from other parts of the United States, especially states with major concentrations of wealth. During the first half of 2026, New York represented 34% of reported out-of-state domestic buyers in South Florida. New Jersey followed at 13%, California at 8%, and Illinois and Massachusetts each represented 5%.
International wealth also remains part of the Miami real estate story. Miami has long attracted buyers from outside the United States, although general international buyer statistics should not be confused with specific data about $10 million home purchasers. We cannot accurately say that most ultra-luxury buyers are foreign, entrepreneurs, executives, or celebrities without evidence showing that exact breakdown.
What we can say is that Miami's luxury market has access to a pool of buyers whose financial situation may be very different from that of a typical homebuyer.
Perhaps the most revealing number is not the price of the homes. It is how buyers are paying for them. MIAMI REALTORS reported that 88% of South Florida transactions at $10 million or more during the first half of 2026 were all cash.
That matters because mortgage rates affect a cash buyer differently from someone borrowing hundreds of thousands of dollars to purchase a home. A traditional buyer may calculate whether a change in interest rates adds hundreds of dollars to a monthly mortgage payment. A buyer purchasing a $10 million property entirely with cash does not face that same mortgage calculation.
This does not mean wealthy buyers are unaffected by interest rates or the economy. Their investment decisions can still be influenced by financial markets, business conditions and the opportunity cost of using cash. But it helps explain how one part of the housing market can remain extremely active while another group of buyers is concerned about borrowing costs.

This creates one of the most interesting contradictions in Miami real estate. An ordinary buyer might spend months saving for a down payment and carefully calculating a mortgage. At the same time, another buyer could purchase a waterfront property for more than $10 million without using a mortgage at all.
Both people are participating in the Miami housing market, but they are not necessarily experiencing the same financial reality. One may be extremely sensitive to interest rates and monthly costs, while the other may be competing for a limited number of exceptional properties where location, waterfront access, land, and privacy can be major considerations.
This is also why headlines about the “Miami real estate market” can sometimes be misleading. There is not always one market behaving in one way. Condos can behave differently from houses. Entry-level properties can behave differently from luxury properties. And a $500,000 buyer can face financial pressures that barely resemble those of someone purchasing a $10 million estate.
The answer may partly come down to how differently these buyers finance their purchases. High mortgage rates can reduce purchasing power for buyers who depend heavily on financing. At the top of the market, the extremely high percentage of cash transactions reduces direct exposure to mortgage rates.
That leads to a bigger question about Miami. What happens when a city attracts people with enormous purchasing power while many ordinary residents are trying to manage housing costs, mortgage rates, and other expenses? The record level of $10 million sales does not tell us that everyone in Miami is becoming wealthier. Instead, it demonstrates how dramatically different segments of the same housing market can behave at the same time.
